Application Process

Our rental application is completely electronic, and you can apply online for any of our vacant units. Please visit our available rentals page. Once you have found a property you wish to apply for, click ‘View Details’ and then click ‘Apply Now’ on the rental listing. We will review your application and follow up with further instructions.

Application Guidelines

  • Thank you for considering PURE Property Management in your search for a rental home. All completed applications are processed in accordance with the Federal Fair Housing Law and we welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.
  • We apply standardized and consistent guidelines for all applicants with the goal of matching qualified tenants desiring a home in the Temecula/ Murrieta or North San Diego Areas.
  • Order they are received is one of the criteria used when assessing two applications that are similar. Order of application is not the only thing that determines an application. An application with marginal credit (600) going against an application with superior credit (800) the application with superior credit could get the property if all other determining factors were the same even if the 600 applied first. On credit we have five areas that we compare credit score 700+, 650-699, 600-649, and below 600. If one person had a 660 and another a 680 we would consider both of those credit scores to be in the same category. The areas that determine if an application is accepted are credit score, income, rental reference, pets vs. no pets, application completion time. These are the main factors when determining a tenant.
  • An application is not considered turned in until all required documents have been completed. If one applicant applies, but not the other 18+ people living in the house that application has not been received and the time of submittal will be when the last adult applies within that group. If someone applies but does not attach paper work with income or license that application is not complete. The time your application is fully completed by all parties determines your time mark on the application.

General Application Guidelines

  • All persons that are 18 years or older, or emancipated minors, must each complete and sign a separate rental application.
  • Each applicant must submit a $52 non-refundable application fee before we will begin the verification process.
  • Applications are reviewed on a first-come / first-served basis. However, if more than one application is received in the same general time frame, they will be reviewed together and approval will be based on the best qualified applicant.
  • We will obtain a credit history and background check for each applicant.
  • We will verify income and employment documentation for each applicant. Please provide most recent pay stubs. If you are self-employed, you may provide your prior year tax return, including 1040 and Schedule C, as well as bank statements showing income.
  • Pets: We do have certain pet restrictions. We use a third party vendor for our animal applications and verifications. CLICK FOR PET APPLICATION
  • We charge Pet Rent of $35 a month per approved pet. There is no pet deposit with our rentals, only pet rent.
  • PURE Property Management has a $27 per month charge which gives tenants multiple benefits like air filter delivery, online portal, etc.
  • We will verify rental history or homeownership for the last 3 years for each applicant.
  • Applicants must have a verifiable gross income of 3 times the monthly rent to qualify. Applicants can qualify with 2.5 times the income with owner approval.
  • Renter’s insurance is a requirement and must remain in effect during the entire tenancy. If your lease allows pets, the policy must contain coverage for pet damage and/or injuries caused by pets.

Acceptance and Move-In Procedures

  • All applicants will need to provide a valid photo ID such as a driver’s license, military ID, State provided ID, or Passport.
  • If your application is approved, you will be notified, ASAP. Once you are notified you will be given the lease agreement. You must sign the lease agreement and deposit the security deposit before the house will be taken off the market. We still will be marketing this house and if you delay on these two items we will start processing another application and you may lose the house. All payments must be done through the tenant portal. The tenant portal allows you to pay with checking account, (No Fee) or credit card. (Fee Applies) Fees include the first month’s rent, security deposit, pet deposit, and any other fees specified in the lease agreement.

Do My Pets Need To Apply

  • Rental applicants with household pets or service/companion/assistive animals are required to submit a per pet application through a third-party pet screening vendor as part of our rental application process. A separate charge for each pet application will be submitted to them. Any service or support animal must apply but there is no charge for them to verify the status of your assistance/support animal. Pet Breeds Not Allowed

  • This is a list of pets that are not allowed. This list can change and pets not on this list can also be declined. Any pet that has shown aggression or bit someone is not allowed on the property no matter what breed. Here is a list of breeds that will not be accepted: Pit Bull, Staffordshire Terrier, American Staffordshire Terrier, Rottweiler, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernard, Akitas, Wolf-Hybrids, Presa Canarios, Bull Mastiff, Australian Cattle Dog, American bulldog, Caucasian Ovcharka, Boer Boel, Dogo Argentino, Gull Dong, Belgium Malinois, Cane Corso, Neapolitan Mastiff

What would cause an automatic decline?

  • If we find evictions, unpaid balances due to landlords, credit score beneath 550, insufficient income, unsatisfactory references and recent or non-discharged bankruptcies. Unqualified occupants, pets can also be a reason for decline. Felonies of illegal manufacture or distribution of a controlled substance within the last 7 years, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”, within the last 7 Years, or sexual related offenses for any time period.

Credit Score Requirements Five Levels of Credit Score

If my credit isn’t perfect, can I still be approved?

  • Clients with good credit / income / references will be approved at the security deposit amount published in the listing. Those with less than perfect credit can be approved at up to a double security deposit.
